San Francisco Francisco By The Bay Condos is a San Fran-tastic condo complex in the heart of Pickering, ON.  

Located at 1215, 1235 and 1255 Bayly St. in Pickering, ON, they're about as good as condo living gets in Pickering.  However, before you start packing your bags, let's have a quick chat about the pros and cons of living at these popular Pickering condos.  

Built between 2017 and 2019, these condos offer floor plans ranging from cozy 500 square feet to spacious 1,300 square feet. With 707 units spread across three buildings, there's something to fit most budgets for everyone. 

Pro #1 Location

Nestled at the corner of Bayly and Liverpool, you'll be able to walk to all your daily necessities. Pickering Town Centre is just a short walk away, offering your basic mall staples. There are commercial spaces on the ground floor of the buildings but they're nothing to write home about;  there's a Domino's pizza, a small Pharmacy and not much else.  

But don't let that deter you, as the outdoors await with plenty of walking and biking trails around Frenchman's Bay and the waterfront trail for some scenic views and activities.


Pro #2 Modern Construction

Another pro? The condos themselves.

Most condos in Pickering are at least 20 years old and lack the modern, open-concept floor plans and high ceilings that the San Francisco Condos offer. As well, with the buildings being relatively new, you can expect all the mechanical, electrical, and plumbing systems to be up to code and in working order for the foreseeable future. A big bonus for those looking to purchase in this complex.

These buildings are still early in their lifespan and are in good financial standing as I write this so you can expect maintenance fees to remain steady for the foreseeable future.


Pro # 3 Amenities

The biggest pro of all is the amenities.  

Residents in all three buildings will enjoy access to fully-equipped gyms and swimming pools, as well as a party room for all your hosting needs. Building 1 and 2 share amenities, while Building 3 has its own separate amenities for it's residents.

So whether you're looking to throw a birthday bash or just want to relax in the steam room, the amenities at San Francisco By The Bay Condos cover all the bases.

But.....

Before you sign on the dotted line, let's talk about the cons.

Con #1: Price

Sure, you'll be living in the lap of luxury with open-concept, modern finishes and top-notch amenities, but like most things in life you get what you pay for. 

The San Francisco Condos are the newest and most modern condos in town and that is reflected in the purchase price and market rent.

Expect to pay about 30% more per square foot than at other buildings in the area. But again, you get what you pay for, right?


Con #2: Proximity to the train and highway

The location is both a blessing and a curse. You'll be close to all the conveniences, but you'll also be close to the noise from the Go Train tracks and highway 401.

The north facing units are most affected by the noise but it doesn't need to be a deal-breaker but make sure to factor this into your purchase price or monthly rent.  

South-facing units are largely unaffected.  

Just keep some earplugs handy in you're on a low, north-facing unit.

Con #3: The Pickering Nuclear Power Plant 

The San Francisco By The Bay Condos overlook the Pickering nuclear power plant.

Only the south and east facing units will be affected by this but if you simply turn your head a bit to the right, you'll be looking at Lake Ontario and the downtown Toronto skyline. 

Most people who live here have no complaints about the view but it is startling to see the first time you see it; thus it makes it on the list of cons..  

BONUS: 

It should be noted that 1255 Bayly (phase 3) is not subject to rent controls. So if you're looking to purchase as a rental property, you'll have more flexibility with rent increases.

Despite the cons, there's a lot to love about the San Francisco Condos. The units are spacious and modern, and they're in a prime location. Plus, with the condo market shifting towards smaller units, these condos will hold their value well.

So if you're looking for a modern building with a large, livable floorplan, the San Francisco Condos are the only show in town.
